'Enjoys'

To illustrate this point, I went to Google and typed in 'estate agent + enjoys' and straight away, hit paydirt:

A detached bungalow on the outskirts of St. Peter Port, convenient for all Town amenities but tucked away in a lovely quiet spot away from roads and traffic.

The property has four bedrooms and spacious reception areas including a large living room which enjoys a pleasant aspect over the rear garden, with patio doors giving direct access onto it. One of the bedrooms has a dressing room which with adaptation, could provide an en-suite bathroom if required.

The gardens to the front and rear are particularly private and sheltered, and enjoy a favourable south westerly aspect to the rear. They have been carefully established with a range of flowering shrubs which give an array of colours in the summer months, and the mature hedging give total screening from neighbouring homes.

The purchaser will probably wish to update the interior specification to bring out it's full potential.

Summary of accommodation: Entrance hall, kitchen, utility, lounge, inner hallway, 4 bedrooms, bathroom and separate w.c.
Outside: front and rear gardens, parking for several cars and a workshop/store.

It could have been much worse, I suppose. But still, two 'enjoys' will do me. So just why is it that all estate agents do this? I mean, you wouldn't expect a car salesman to talk about your new car 'enjoying' the benefits of having four wheels.

Would you?
